Welcome to the Pritchard Hill Vineyard Estate, a seven-bedroom seven-bathroom private hilltop home that lies within the grounds of a celebrated winery, with panoramic views of Napa Valley, deservedly earning the title of a “Great Estate”. The estate features a pool, spa, numerous indoor and outdoor fireplaces, and multiple kitchens.

The hill top estate consists of four separate buildings – the main residence with connected guest wing, the one-bedroom guest house with a gym, and the two-bedroom guest cottage. The design of the estate’s buildings is subtly luxurious, elegantly rustic, and filled with a sense of intimacy and warmth.

The Estate is situated in the prestigious enclave of Pritchard Hill, renowned for producing some of the world's most exquisite mountain-grown Cabernet. In addition to enjoying the use of this exceptional house and all of its luxurious amenities, guests staying at this estate will also enjoy two exclusive experiences:
• An invitation to purchase and enjoy the limited production local wines stocked in the estate’s wine cellar
• Unique and privileged access to neighboring cult wineries on Pritchard Hill (where access is usually by invitation only)
• Last but certainly not least, when you stay at the estate you will enjoy privileged access to reservations at any one of Chef Thomas Keller’s award-winning restaurants in Yountville, which three-star Michelin restaurant, The French Laundry, Bouchon, Bouchon Bakery, Ad Hoc + Addendum, La Calenda, and Regiis Ova Bar & Lounge. Additionally, you may contract with the Thomas Keller Restaurant Group for private dining experiences at the estate
Please note that estate guests seeking reservations at Chef Keller’s restaurants must make them well in advance through the estate’s dedicated residence host, who can also secure a private chef service, access to exclusive wine tastings, in villa spa treatments and more. Architectural Masterpiece by Howard Backen
Crafted by the esteemed architect Howard Backen, featured prominently on Architectural Digest's Top 100 lists, this hilltop enclave comprises four distinct structures exuding understated luxury and rustic elegance.
The centerpiece of the compound is the main residence with adjacent guest wing that contains four spacious bedrooms in all. In this main building you’ll find spaces for reading, socializing, dining and working. The building’s great room features a soaring beamed ceiling and retractable doors that open the house up to the outdoors. The great room serves as both the living room and dining room, featuring comfortable sofa chairs facing a fireplace, and a long dining table that can seat up to 10 people. Just off the great room is the main residence’s kitchen, with its pitched ceiling, central island with barstool seating for five, copper farm sink, and sweeping views of the countryside. The light and open culinary space around the estate’s restaurant quality range is an ideal place to sample selections from the estate’s private wine collection while a private chef prepares a delicious meal to your exact specifications.
The main residence’s master bedroom includes an ensuite bathroom with a window wall in the shower. The two other bedrooms in the main compound each have an ensuite bathroom. Each of the guest bedrooms is outfitted with built-in shelves and desks.
A few steps from the main residence are the Guest Suite, which contains a Den/Library, a gym, and a spacious master bedroom with ensuite bathroom. Each room has large windows that frame sweeping views of the nearby hills and vineyards.
A short meandering foot path leads to the estate’s two guesthouses—one with two-bedroom suites, the other one with one-bedroom suite, and a great room with a stone fireplace and a full kitchen. These two residences offer privacy from the main residence, and ample space to relax or to entertain.
The estate’s long rectangular swimming pool lies between the two guest houses. It is surrounded by stone patios and at one end of the pool there is an outdoor fireplace. It’s an ideal area to sit out under the stars on a summer night, enjoying appetizers and cocktails, before heading up to the main residence for an epic dinner.
Reservations
The Pritchard Hill Vineyard Estate is only available for leases of 30 nights or more. One can lease the property for longer stays, which could consist of several weekend visits and one extended stay. Rates vary by season. Contact the BeautifulPlaces reservations desk to inquire about availability and rates. Once you have a confirmed reservation, we can arrange pre-arrival grocery shopping, special deliveries, private chef service, winery experiences, and more. In most cases the privileged access to Chef Thomas Keller’s local restaurants is limited to the guests staying at the estate.
House Rules
This property is subject to local regulations governing vacation rental properties. Under local law, events, parties and outdoor amplified music are not allowed. Overnight and day time occupancy is limited to 14 guests, and rental guests must observe quiet hours between 9:00pm and 9:00am. Any request for a pet to stay on the property must be approved by the owner, and an additional $250 cleaning fee, per pet, applies. This fee does not apply to service animals. Note that the pool is not fenced or covered, and is heated only between Memorial Day and Labor Day.
